What is a Real Estate Agent?
As in any business dealing, an agent is an individual employed to represent someone else (the principal). The agent becomes a substitute for the principal in that he or she acts, speaks and listens for the principal. If you employ someone to help you sell your home, that person becomes your agent for the sale of that specific property. It is important to note that in British Columbia, the person you hire as a realtor to assist you in the sale of your home must be licensed as a real estate salesperson. A real estate salesperson must be employed by a real estate agent and both must be licensed.
WHAT WILL A REAL ESTATE AGENT CHARGE?
In general, realtors work on a commission basis and receive payment only after the successful completion of a sale. This is to your advantage since the realtor is motivated to complete the sale of your home. As the seller, you will be asked to agree to pay a commission as a fee for the realtor?s services. The commission is usually stated as a percentage of the total sale price or as a fixed amount. A commission at a competitive rate will attract other realtors to bring buyers in to see your home. Reducing commissions may keep other realtors from bringing their prospects to view your home.
WHAT CAN YOU EXPECT FROM YOUR REALTOR?
As a listing agent, I typically do the following:
- Complete a market evaluation of your home to help you come up with a listing price that is attractive to both you and prospective buyers
- Maintain my legal duty to protect and promote your interests at all times
- Divulge any information obtained from any source which might influence your decisions in the sale of your home
- Keep confidential any information that might jeopardize your bargaining position with prospective buyers
- Suggest and advise you of any changes you might want to make to your property to make it even more marketable to buyers
- Provide you with a ?Preparing Your Home' checklist to assist you in preparing your home for viewing
- Market your home using the comprehensive and successful 'Harman Power-15 Marketing System
